7 Questions to Ask Before Signing a Steel Building Contract

A steel building contract is not like buying a standard product off the shelf. You are ordering a custom-engineered structure from a factory that might be 10,000 kilometers away. The contract - and the questions you ask before signing it - determines whether your project arrives on time, on budget, and without nasty surprises.

 

Here are seven questions that matter.

1. "What steel grade are you actually quoting?"

Not all steel is the same. If a quote just says "structural steel" without a grade, push for specifics. Q235B is the standard for secondary members. Q355B is common for primary frames. If your project is in a seismic zone or high-wind area, you may need Q355B or higher for all members - and that costs more. Make sure the quote states the grade for each component type: columns, beams, purlins, and girts.

 

2. "Show me the surface treatment specification in microns, not in words."

"Anti-corrosion treatment" means nothing. A proper quote includes: blast cleaning standard (Sa 2.5), primer type and DFT (dry film thickness), intermediate coat, and topcoat - each with a micron number. For a standard industrial building in a temperate climate, expect total DFT around 200–250 μm. For coastal or tropical sites, 275–350 μm. If the quote does not list the numbers, ask.

 

3. "What is included - and what is not?"

Steel structure quotes have a habit of looking complete until the containers arrive and you realize you need to buy bolts locally. Clarify exactly what is in the scope:

- Primary framing (columns, beams, rafters)? ✓ Should be in.
- Secondary framing (purlins, girts, bracing)? ✓ Should be in.
- Connection bolts, nuts, washers? ✓ Must be explicitly included.
- Anchor bolts for the foundation? Often NOT included - those are typically sourced locally to match local concrete standards.
- Roof and wall cladding? Negotiable. Some buyers prefer to source cladding locally to save freight costs.
- Gutters and downpipes? Confirm in writing.
- Erection drawings and assembly manual? Should be standard - if it costs extra, reconsider the supplier.

 

4. "How are you packing this for ocean freight?"

Packing is not just about protection - it is about site efficiency. Good packing means components are grouped by erection zone, not by steel profile. Container 1 should contain everything the crew needs to erect Bay 1 through Bay 4, not all the H-beams from every bay jumbled together. Ask the supplier to show you their packing plan. A photo of a previous shipment's container interior tells you more than a paragraph of promises.

 

5. "What happens if something is missing or damaged?"

Steel is heavy. Things shift during shipping. A bolt bin can break open inside a container. A purlin end can get scratched. Ask: what is the claims process? Do they send replacements by air freight? How fast? A supplier with serious export experience will have a defined procedure, not a vague "we'll sort it out."

 

6. "Who provides the structural calculations - and in what code?"

If your project requires a building permit, the local authority will want structural calculations stamped by a local engineer. A Chinese factory's calculations in Chinese code (GB 50017) are useful for design but may not satisfy a European or North American building department. Ask whether the supplier can provide calculations in Eurocode or AISC format - or if you need to budget for a local engineer to adapt them.

 

7. "What is the actual delivery timeline - from deposit to container departure?"

"8 to 10 weeks" is a common answer. But: does the clock start when you pay the deposit, or when you approve the shop drawings? Those are two different dates, often 2 to 3 weeks apart. Ask for the timeline broken down: drawing approval → material procurement → fabrication → surface treatment → packing → container loading. Each phase has a real duration. A supplier who can break it down knows their process. One who cannot is guessing.

 

The bottom line:

A steel building is a significant investment. The difference between a smooth project and a stressful one is usually not in the steel itself - it is in the details agreed before the first beam is cut. Ask these questions, get the answers in writing, and you will know what you are actually buying.
